Single-family closed medians • September 2026
County median; not a subject property's resale value.
Single-family homes; excludes a valuation of any specific lead.
Buy the margin, not the market forecast.
County prices rose year over year. That does not establish a discount at foreclosure. Our working approach: verify three recent comparable sales, use no assumed appreciation, and test a lower resale price and a slower exit.
Start with the cash you can commit.
Scenario: lender finances the purchase balance and 100% of base renovations; 12-month interest-only term, with principal due at maturity. Renovation draws increase evenly during the build, then remain outstanding. The contingency is cash-funded. Draw float is a temporary liquidity allowance, not an expense. Closing costs are calculated on purchase price; verify whether the 5% allowance includes all points, draw fees and legal fees.

These controls apply to sold panels throughout this page. Matches require the same reported property type, bedrooms within ±1 and bathrooms within ±1. Unknown facts prevent a full match. Condo, two-family and single-family sales remain distinct. Styles and condition differences are shown for review.
Distances are approximate straight-line miles from US Census interpolated address matches ↗; ambiguous matches have no distance. Closed prices and dates are sourced public MLS reports, not examined deeds. Unadjusted comparisons do not establish an ARV; filters do not recalculate valuations or investment returns.
Low asking price. Check the whole project.
Current public listing screens sit alongside court research. Rank the actual asking-price result before considering a negotiated offer. Pending listings, condemned structures and unresolved property interests stay visible as holds.

Compare the original flat-reserve screening limits
| Renovation scope | Light | Standard | Heavy |

Light: cosmetics and minor repairs. Standard: kitchen/baths and selective systems. Heavy: major systems and interior work. These budgets exclude an assumed expansion; replace with bids and permit scope. Each column includes your contingency and financing assumptions.
Selected scope / cash & debt
Entry-price discipline
These are conditional underwriting ceilings, not asking prices, opening bids, credit bids, or evidence that a seller will accept the amount. The cash-funded possession/title/permit allowance is included. Unpriced defects, liens or delays beyond that allowance reduce the ceiling further. A deposit-to-close funding bridge is not assumed.
Loan maturity / downside
Rental economics / selected scope
Cap rate uses stabilized NOI ÷ resale test value. Yield on cost uses NOI ÷ total modeled project cost. CapEx reserve is deducted after NOI. DSCR uses NOI ÷ fully drawn interest-only debt service. Rental cash flow below is a temporary hard-money test; a permanent refinance has not been quoted or approved.
Exit routes to compare
Renovate & sell: compare resale net proceeds against purchase, all renovation spending, closing, interest and carrying costs. ROI is before income tax.
Renovate & rent: verify rental permits, rent comps, operating expenses and a refinance capable of paying the maturity balance.
Renegotiate or pass: if the verified seller price or lender bid exceeds the ceiling, a promising property can still be an unsuitable deal.
Side-by-side / selected renovation scope

Holds and exclusions.
A discontinued case or an intervening sale can make an attractive-looking lead obsolete.
What a decision-ready opportunity needs.
01 / Verify the asset
Match the legal description and parcel to the address. Check the latest docket, sale calendar, discontinuances, stays, deeds and referee terms. Confirm occupancy and legal units.
02 / Establish value
Use three recent nearby closed comparables with size, condition and sale-date adjustments. Separate asking prices and automated estimates from evidence of a realizable exit.
03 / Price the whole project
Collect contractor bids, permits, taxes without owner exemptions, insurance, title charges, possession costs, lender points, draw timing and extension terms.
04 / Stress the exit
The analyzer tests a 10% lower resale value, 20% more base renovation spending, and an exit at month 12. No assumed appreciation or guaranteed refinance.
05 / Respect the funding window
Auction deposits and closing deadlines may require cash before lender funds arrive. Verify auction eligibility, certified-fund requirements, property access and funding dates with the lender.
06 / Keep evidence current
Each candidate includes source links and a review date. A daily 6 a.m. Eastern refresh is scheduled. Each run checks sources, retains last-good evidence on access failures, and publishes verified changes. Missing dates, incomplete coverage and research queues remain visible.
Calculation definitions & research limits
All dollar inputs are USD. Base renovation principal is fully financed; interest follows an even draw schedule over the renovation period. Contingency is cash-funded. Draw float and untouched reserves affect cash required but are not expenses and are excluded from profit.
Cash required = purchase down payment + acquisition closing costs + cash contingency + accrued interest + holding costs + temporary draw float + untouched reserve + possession/title/permit allowance.
Sale profit = resale × (1 − selling cost %) − purchase − closing − base rehab − contingency − interest − holding costs − possession/title/permit allowance.
Project ROI = sale profit ÷ total project cost. Cash ROI = sale profit ÷ cash spent, excluding float and reserve.
NOI = gross rent after vacancy − tax − insurance − HOA − management − maintenance. Cap rate = NOI ÷ resale test value.
Modeled loan principal at exit = purchase loan + full base rehab principal. No principal amortization is assumed.
Discovery now includes the displayed notice packets, available official town calendars and two new-filing date slices. Historical coverage and case enrichment remain incomplete. No title certification, interior inspections, contractor quotes or adjusted comparable-sale appraisals have been completed. Payoffs, lender credit bids, seller interest, legal rental permission and permanent loan eligibility are unresolved. The calculator includes explicit cash possession/title/permit allowances ($10,000 Monroe/Exeter, $20,000 occupied Garfield), plus editable extra fees. These are planning cushions, not quotes or caps on actual liability. Recommendations remain conditional.
